Signs Your BFT Access Control Installation Is Failing
- Gate doesn’t respond to the keypad or card reader, but the remote still works. This usually points to a failed reader or a broken data wire between the reader and the control board. In West Hollywood, we see a lot of corrosion at the reader wiring terminals because the coastal air and morning fog settle into exposed connections.
- Keypad lights up, you hear a beep, but the gate stays closed. The keypad is sending a signal but the board isn’t triggering the motor relay. That’s most often a burnt relay on the BFT control board, not a keypad issue.
- Gate opens when it shouldn’t, or stays open after you close it. A failing access control board can drop the open or close limit signal. We’ve traced this on BFT DEIMOS units where the board’s limit terminals show 3.4V instead of the expected 5V when the gate is at rest.
- The access control works intermittently, better in the morning than the afternoon. Heat expansion inside the control box. BFT boards from 2012 through 2018 run hot here in West Hollywood summers, and the thermal cycling eventually cracks solder joints on the board’s relay pins.
- Multiple fobs or cards stop working at once, but the manual open button works fine. The receiver module inside the control board has failed. It’s a $180-$320 replacement part on most BFT models, far less than a full board.

Access control installation on a BFT gate involves low-voltage wiring, but it’s still electrical work inside a control box that carries 120V. If you’re comfortable checking whether the keypad has power, whether the wire nuts at the reader are tight, and whether there’s visible corrosion at the terminals, those checks are safe with the power off. What you shouldn’t do is open the control board enclosure and start probing with a multimeter if you don’t know which terminals are line voltage. We’ve rebuilt more than one BFT board that was shorted by a homeowner testing continuity on the wrong pin.
The honest split: if the keypad is just dirty or a wire came loose at the reader, a careful owner can fix that in ten minutes. If the board has a failed relay, a cracked solder joint, or a dead receiver, that’s a part replacement, and it’s faster and safer for us to do it.
