Swing Gate Motor Replacement on a LiftMaster LA400
The gate had been dead for three days. The motor hummed but the arm wouldn’t travel. We opened the housing and found the limit switch had been set 12 degrees past travel, which burned out the capacitor and stripped the arm bracket threads. We replaced the capacitor, reset the limit travel to factory spec, re-welded the bracket, and photographed the new switch position. Gate cycles in 14 seconds now, and the customer has a photo log of every adjustment.
Sliding Gate Off Its Track Behind a WeHo Apartment Building
A steel sliding gate had worn its V-track wheels completely flat, so the gate was dragging its bottom rail across concrete and tripping the motor’s obstruction sensor. We pulled the gate off its rail, replaced all four wheels, and shimmed the track to level. The motor’s force setting had been cranked up to compensate for the drag, so we dialed it back down to factory spec to protect the gearbox. The gate now rolls with one hand, and we documented the wheel part numbers in the job record.
Welded Repair on a Bent Cantilever Gate Post
A delivery truck clipped the gate post overnight. The post was bent about 8 degrees out of plumb, which made the gate bind halfway through its travel and chew up the roller guides. We cut out the bent section, welded in a new post stub with gusset plates on both sides, and re-hung the gate. The original galvanized finish was touched up with cold galv spray at the weld site. The gate now clears its full travel without binding, and the repair is under our 365-Day Done Right Promise.
FAAC Board Failure on an Underground Swing Gate Operator
An underground FAAC operator had a burnt relay on the control board after a rainstorm. Water had wicked up the conduit and shorted the relay. We replaced the board, sealed the conduit entry with duct seal, and re-seated the photo-eye housing. We also labeled every wire on the new board and photographed the completed wiring, in line with the same wiring-diagram habit Adrian Vance has used on commercial access-control sites since 2014. The gate now opens reliably and the board is protected from future water intrusion.
Ghost Controls Keypad and Photo-Eye Alignment Fix
The gate would start to close, then reverse halfway and stop. We found the photo-eye – the infrared beam that stops the gate if something crosses the path – was misaligned by roughly two inches. A dead keypad battery was the second issue. We realigned the beam, replaced the battery, and reprogrammed the entry codes. We also adjusted the auto-close timer from 10 seconds to 30 seconds, because the gate was closing on cars before they cleared the driveway. Every code change and adjustment is in the written record.
BFT Control Box Swap on a Residential Driveway Gate
The gate opened only sometimes. The BFT control box had corroded terminals from years of coastal air, and the intermittent signal was traced to a loose common wire. We swapped the box, crimped fresh terminals on every connection, and sealed the housing with a new gasket. We also reprogrammed the two remotes and tested the gate through 20 cycles. The customer received a photo of the new terminal connections and a written note of the part number installed.
