The roller itself is usually a $40 to $90 part. The labor to get the gate off the track and re-set the roller height is where the real cost is. We replace rollers in pairs, because a new roller against a worn roller just moves the wear problem six months down the track.
  • Operator mounting plate cracks on 770 and 400 series. The 770 and 400 models use a stamped steel mounting plate that bolts to the gate and carries the actuator arm. That plate flexes with every cycle, and after enough cycles the bolt holes elongate and the plate cracks at the bend. We don’t patch these. We remove the plate, cut a new one from 3/16-inch plate steel, weld it, drill it, and coat it. The FAAC hydraulic ram is usually fine; it’s the steel around it that failed.
  • Latch strike misalignment after gate sag on any FAAC model. When the gate sags, the latch on the gate no longer lines up with the strike on the post, and the electric lock starts to bind.
